We understand that local market knowledge is key to securing the right tenants for your property. Our experienced property management team takes the time to research recent rental activity in your area, analysing market conditions to better understand pricing and demand.

Our team of stylists and leasing agents may suggest simple upgrades to enhance your property and ensure it’s presented in the best possible light. This helps attract quality tenants and maximises your return.

Our in-house marketing team develops a tailored strategy, utilising professional photography, videography, copywriting, and graphic design to ensure we reach the broadest audience of potential tenants. Marketing materials could include on-site signage, social media promotion, print media, online portal listings, letterbox drops, or even paid advertorials.

With your property looking its best and the marketing working for you, we begin inspections. We hold open homes at least once a week and can arrange private viewings when necessary, ensuring all inspections are conducted with strict safety protocols in place.

We believe in keeping you well-informed, so we provide weekly updates on your property’s performance. This includes attendance numbers at open homes and any feedback we’ve received regarding the property or its price.

 

Once we start receiving applications, we thoroughly vet prospective tenants by conducting employment and reference checks. We present you with the most suitable candidates for your approval. At this stage, we also complete a detailed condition and inventory report for your property.

We guide tenants through a comprehensive on-boarding process, ensuring they understand their responsibilities. They’ll sign the tenancy agreement and all relevant documents, which we’ll send to you via email for your records.

Move-in day is an exciting time for your tenants! Whenever possible, we meet them at the property to ensure a smooth transition, creating a positive first impression as they begin their journey in your rental home, with us supporting both you as the landlord and them as the tenant.

Two weeks after move-in, we give your tenant a courtesy call to check how they’re settling in, ensure the move went smoothly, and remind them to return their condition and inventory report.

    Applicants are fully screened with references checked including work references, previous tenancy and personal references. Once this has been completed you are contacted and given details of the applicants available. You confirm final approval based on information supplied.

    Your property will be handled by Archer who have local knowledge and skilled professionals on staff who are eager to assist you with all management services. At the beginning of each tenancy a Property Condition Report is completed to ensure a thorough record of the details of your property is on file. The tenant is given the opportunity to make comments on the report. This is followed up by periodic inspections, with a report forwarded to you on each occasion. These inspections help to mitigate any future risk by providing the tenant with the opportunity to highlight any areas of maintenance that may require attention. It also allows the property manager to check on the condition in which the property is being maintained.
